Is the Election Putting the Property Market on Pause?

Date 2 Nov 2026

Are you putting your home-buying plans on hold until after the election? You're certainly not alone.

One thing we're noticing at The Mortgage Hub is that some buyers seem to be sitting on the sidelines, waiting to see what happens with the upcoming New Zealand election before making their next move.

And we get it. Buying a home is a big financial decision, and when there's uncertainty around the economy, interest rates and what a new government might bring, it's natural to want to wait until things feel a little more settled.

But here's the question we're asking: Will the election really make that much difference to your home-buying plans?

The Waiting Game

Election years can bring a sense of uncertainty to the property market. Buyers hold off, sellers hesitate, and everyone seems to be waiting for something to happen.

But the reality is that property markets are influenced by much more than who's in government.

Interest rates, lending criteria, house prices, employment and your own financial circumstances all play a significant role in determining whether it's the right time to buy.

While government policies can certainly influence the housing market over time, an election doesn't necessarily mean we'll see dramatic changes overnight.

Could Waiting Mean Missing an Opportunity?

If you're financially ready to buy, sitting on the sidelines could mean missing out on a property that ticks all your boxes.

When buyers are feeling cautious, there may be less competition for properties, giving those who are ready to act a little more breathing room to negotiate.

Of course, that doesn't mean everyone should rush out and buy a house tomorrow!

But it does mean that waiting purely because of an election may not always be the best approach.

Focus on What You Can Control

Rather than trying to predict what the election might mean for the property market, we encourage buyers to focus on their own financial position.

Can you comfortably afford the mortgage repayments? Have you got your deposit sorted? Do you know what the banks would be prepared to lend you?

These are the things that really matter.

And remember, getting your finances reviewed or arranging pre-approval doesn't mean you have to buy immediately. It simply means you'll know where you stand and can make a move when the right opportunity comes along.

Our Thoughts?

At The Mortgage Hub, we don't believe there's much value in putting your life on hold trying to perfectly time the market.

The election may bring changes, or it may not. But if buying a home is part of your plan, there's no harm in starting the conversation now.

Sometimes the best time to buy isn't about what's happening in Wellington. It's about what's happening in your own household.
